Remodeling For Resale
After you purchase your home you may want to
make some changes, perhaps even a full remodel. If you plan on doing a
full remodel, you will probably be money ahead buying a fixer-upper. As
you do repairs or remodel, do it with an eye toward pleasing a future buyer.
If you know what will cause a buyer to pay top price for your home, you
will get top price, and it will sell quickly when you want to sell. No
worries about waiting for months to sell. Always keep in mind that what
will please most buyers will usually please you, but what pleases you may
not always please most buyers. If you
are remodeling a kitchen for instance, consider installing an island cooking
center, if space permits. Think about converting an electric cook top range
to energy saving gas. Before doing any remodeling of any kind, there is
one thing that is an absolute must after you have read all the books, and
talked to interior decorators and contractors. This is to see the latest
trends and fashions first hand in new and remodeled homes that are currently
on the market. It is interesting to note that the amenities in new homes
are remarkably similar in all price ranges. Owners who refurbish older
homes before putting them on the market, usually follow the same trends
and fashions found in new homes. Real estate agents see new and remodeled
homes all the time. Some are very expensive, like several million dollars.
For builders to get the prices they are asking, you can be sure they have
done their homework relative to the best design, lighting, colors and decorating.
You can get some great ideas by touring model homes for sale. By remodeling
to the latest trends and fashions, you can expect to get much more for
your home than your neighbor down the street when you decide to sell. How
do you see these homes first hand?
Contact the listing agent who will be marketing
your home for a tour of new and expensive homes... you know, the ones that
are not advertised in the paper. You will be surprised at how much you
can learn in a couple hours on a Saturday afternoon. If you don't have
a listing agent yet, start interviewing years ahead of time. You should
have 3 good ones in mind at any given time because there is a turnover
in this business. If you want a list of the meanest, most aggressive listing
agents in your area, agents who will really go out of their way to represent
you properly as a seller, contact me. I do not list and market homes, but
